Included in this sale is the original 39 year 8 month remaining lease plus the 10 year option for extension, all buildings, all furniture and fittings, all equipment including kitchen, bar and leisure equipment, all F&B stock and all intellectual property obtaining to the restaurant. The restaurant is sitting on 480m2 with an added 420 m2 behind the restaurant included in the sale.

The restaurant has been running since October, 2017. We were opened as primarily a family restaurant, but recently have integrated “Porkies Sports Bar “into the operation to provide a more diverse opportunity for our customer’s. This has enabled us to separate the different needs of each customer base, with a combined seating capacity of 150 pax.

Over the last 10 months, we have been working closely with a restaurant consultant in order to streamline the running of the restaurant and provide a more hands off style of ownership.
Meaning the restaurant will run itself with a very minimal input from the owner. We have installed a new MOKA accounting system, a new SOP for FOH and Kitchen areas, Improved hygiene and improved the training needed for this style of management. The cost for the F&B is running at 38%. We keep a detailed daily report system in operation to use in conjunction with our flash cost, to keep the costs down to a minimum. Our accounting staff is on top of every detail. We have just recently employed 2 new staff to assist with marketing and S.M. They will be responsible for promotional advertising, editing, drafting and scheduling for all sporting events held at the sports bar.

A new menu has been created to take advantage of the fresh local produce from the local area and has been combined with quality produce from around the world to provide something for every taste. We serve mainly combination western dishes, but also have a variety of vegetarian and local Indonesian options and have also just started serving a variety of special Pizza.

The Kitchen has been totally renovated and we have added new chillers, new grills and stovetops, fridges and a new pizza oven to complement this renovation. The kitchen is a full western kitchen that has an air conditioned coolroom attached to it to provide an area to prepare meat and dairy. There is a shop front area attached that is designed to accommodate a gelato shop with full road frontage and display.

At present, we have a manager who runs the operational aspects of the restaurant and kitchen. She has a long history of managing sports bars in legian and is very talented. She resides locally, so is very handy if need be.
